4 FAQs About Building a Custom Home

Building a custom home is a big deal—exciting, nerve-wracking, and full of decisions that you didn’t even know were things (Why are there 47 types of grout?). We get it. So, we asked Karen Hoskinson, Project Manager at Duet Build, to answer four of the biggest questions people ask before diving into a custom build or remodel.

Because if you’re about to spend months (or years) making your renovation or new build happen, you should go in with your eyes wide open. Homeowners who know what to expect even enjoy the process. (It’s possible!)

1. WHY WOULD I HIRE AN UPMARKET BUILDER FOR MY HOME?
If you want a truly custom home, you need a builder who knows how to actually pull it off. A real custom home builder—like Duet Build—doesn’t just offer a set of floor plans with a few “personalized” options. The whole point is that your vision leads the process, not a pre-set list of choices.

That means your budget and imagination dictate what’s possible. Want to move a window? No problem. Rethink an entire wall? Absolutely. Add a hidden pantry inside your hidden pantry? Now we’re talking.

But beyond the aesthetics, a high-end builder understands the complexities you don’t see: things like structural engineering, mechanical systems, and permitting. These details can make or break a project, and you need a team that can handle them without turning your dream home into a logistical nightmare.

2. WHO DO I NEED ON MY TEAM TO BUILD A CUSTOM HOME?
At a minimum? An architect, an interior designer, and a builder. They’re the power trio that takes your project from an idea to an actual house you can (and want to!) live in.

But here’s the thing: Don’t just hire the first people you find on Google. You’re about to spend a lot of time and money with these people, so make sure they’re the right fit.

+  Interview them. Ask for references, look at past projects, and trust your gut.

+  Find a team that works well together. If they’ve successfully collaborated before, everything runs smoother. (Hint: Duet Build and Duet Design Group team up all the time.)

+  Remember—you’re in this for the long haul. This isn’t a one-and-done deal. You’ll be making major decisions together for months, if not years. Pick a team you trust and will enjoy working with.

3. WHAT ARE THE ESSENTIAL ELEMENTS FOR A SUCCESSFUL CUSTOM BUILD OR REMODEL?
Clear expectations and communication. That’s it. That’s the secret sauce.

Before you sign a contract, ask yourself:

+  Does this builder actually understand what I want?

+  Are they being upfront about pricing and timelines?

+  How will I stay informed throughout the process?

+  What happens when something unexpected comes up? (Because no project runs perfectly from start to finish; how a builder responds to hiccups says volumes about their expertise and customer service.)

Also, let’s talk about bids. If you’re comparing builders, make sure you’re getting a real apples-to-apples comparison. If a bid seems suspiciously low, there’s probably a reason. A good builder will be transparent about costs, timelines, and what’s included—so if someone isn’t willing to give you that information, take that as a red flag.

4. WHAT DO YOU WISH ALL CLIENTS KNEW?
Oh, so many things. But here are the big ones:

+  Something unexpected will happen. It’s just how this process works. There are dozens of subcontractors, hundreds of materials, and a million little details. Mistakes happen. Delays happen. But a great builder will handle it without making you panic.

+  The more you decide upfront, the smoother everything goes. If you wait until the last minute to pick fixtures, finishes, or specialty items (looking at you, imported tile with a 20-week lead time), it’s going to cause delays and budget shifts. Work with your designer early and lock in your decisions.

+  Custom homes take time, but they’re worth it. You’re not just building a house. You’re creating a space that’s completely tailored to you. And that kind of thoughtfulness takes time—but every single detail will be worth it in the end.
